Survey/Assessment
Prior to designing/planning a building, we conduct various surveys and analyses, which we consider essential to ensuring the success of each project, based on our many years of experience and expertise in designing buildings.
Preliminary Study/Diagnosis
- We survey and analyze the characteristics of the local area, project site, business environment, similar projects, and so on. We have a network of reliable consultant and survey firms that collaborate to conduct geological and land surveys, environmental assessments, and other expert services based on our detailed specifications.
Analysis/Evaluation of Existing Buildings, Due Diligence
- We conduct impartial evaluations of existing buildings, including age-related deterioration and changes in energy consumption, and economical factors such as the expected cost of future repairs.
Seismic Assessment and Evaluation
- We conduct preliminary assessments in order to design appropriate seismic reinforcement. We determine seismic reinforcement policies on the basis of our assessments, and select practical reinforcement methods with holistic consideration of building uses, environmental factors, etc.
Performance Evaluation of Houses
- We conduct impartial evaluations of housing performance based on legal requirements. Evaluations include 32 items in ten categories, including building safety, comfort, and others.

Conventional Method

Kyoto University:
steel bracing Square steel tubes are used as braces.

Wakayama Prefectural Government Hall:
RC rigid frame Rigid frames using conventional reinforced concrete

Osaka-Kita Tax Office:
steel rod bracing High-strength steel rods are used as braces.

Kyoto Institute of Technology:
steel bracing Circular steel tubes connected by pin joints are used as braces.
Special Conventional Methods

Kobe Gakuin University:
steel-plate-reinforced concrete bracing Braces and frames are made with concrete embedded with steel plates

Kobe Gakuin University:
PC concrete rigid frame A rigid frame is made with pre-stressed precast concrete

Amagasaki City Chuo Junior High School:
cable-stayed bridge method Taut PC steel rods are used as diagonal cables

Library, Kobe Gakuin University:
energy-dissipating bracing Braces embedded with energy-dissipating dampers are used.
Renewal and Renovation
DAIKEN SEKKEI has been honing its engineering expertise to extend the service lives of buildings; not only through design but also by enhancing their performance and property values through proper operations and management, based on life-cycle cost analysis and the adoption of energy-saving measures, IT, and other features. We can also enhance the values of existing buildings as social assets by improving their quake resistance and/or changing their use. Using advanced renewal/renovation techniques, we comprehensively analyze various options and possibilities to offer optimal solutions for each project.
